Marbella’s Best Neighbourhoods

Choosing a neighbourhood in any city is full of challenges. Each neighbourhood has something different that it offers up to its residents and visitors. Property investors need to check that the neighbourhood in which they are buying meets their criteria whether they are looking for a place to party, a place to rent out, a place to play golf or something else.

Marbella is home to seven main districts each of which is divided into further sub-neighbourhoods. These districts (from west to east) are San Pedro, Puerto Banus, Neuva Andalucía, West Marbella, Golden Mile, Town Centre and East Marbella. Best for Luxury Living: Puerto Banus Marina

Puerto Banus Marina offers every luxury that you could wish for. Its streets are lined with luxury boutiques from Dior to Bvlguri and its marina is home to some of the most decadent yachts in the world including that of the King of Saudi Arabia. In the marina itself, you are mainly looking at apartments with prices starting from €500,000 for a 1 bedroom frontline. A little further along the coast, but within walking distance along the paseo to the Golden Mile there are a range of stunning beachfront villas with prices starting from €12 million.

Best for Shopaholics: Puerto Banus Shopping Centre

Marbella is home to some pretty exciting shopping opportunities. If you want to roll out of bed and straight into the shops, then you will want to choose a home in Puerto Banus Shopping Area. Puerto Banus has five shopping areas all to itself, from the marina front with its luxury brand boutiques to the El Corte Ingles department store. The Marbella main town centre also offers wide range of shopping opportunities from designer boutiques to high street favourites. The city centre is also home to the La Canada Shopping Centre is an easy walk from the centre and may suit better if your budget doesn’t quite stretch to the catwalk designers like Dior and Dolce & Gabanna which you can find in Puerto Banus. A one bedroom apartment in the centre of the Puerto Banus shopping district starts from around €300,000.

Best for Deep Pockets: Santa Margarita, Golden Mile

Located in the beachfront area of Marbella’s Golden Mile a stone’s throw from Puerto Banus, Santa Margarita is home to some of Spain’s most expensive real estate. It is also the 13th most expensive address in the entire of Europe. Properties in Santa Margarita sell in the range of €20,000 per square meter and are home to the international jet set.

Best for Foodies: Marbella Casa Historico (Historic Town Centre)

Quite frankly, Marbella has some truly exceptional restaurants, so wherever you choose in the city you will find that you are able to sample some delectable cuisines. The town centre has three Michelin rosette restaurants and the two rosette Dani Garcia is a stone’s throw away in the direction of the Golden Mile at Puente Romano (circa 3.5km). As well as this there are seafood restaurants galore at the Marbella town centre end of the Golden Mile. A property in Marbella Casa Historico is bound to be full of historic character and truly unique. Prices in the centre of the old town start from around €350,000 for a 2-bedroom apartment.

Best for Family Fun: Marbella Town Centre

Family activities in Marbella are centred primarily around beaches and water sports.

If you are considering relocating to Marbella with children, schools will be a consideration. The majority of international schools for young children are situated in central Marbella and the golden mile – so if you want them to walk to school, a property in either of these areas would make sense. At the end of the day you should research the schools most appropriate for your children and choose a location accordingly.

Best for Golf Gurus: Neuva Andalucía

There are numerous golf courses in and around Marbella offering a nice variety for golfing enthusiasts. The majority of these are located to the West of central Marbella. So for those wanting to play golf regularly at a variety of courses, the hills of Neuva Andalucía, which is effectively a residential extension of Puerto Banus, is the perfect place to own a home. There are 18 golf courses within the central districts of Marbella, seven of which are in Neuva Andalucía itself and the numerous golf courses of Estopona are also easily accessible from Marbella’s Neuva Andalucía neighbourhood.

Best for City Slickers: Marbella Town Centre

 

For those who want the buzz of the city, the constant movement and activity and the amenities that only city centre living provides, Marbella Town Centre is the place to choose. Be in the heart of the town and soak up the atmosphere.

Best for Beach Belles: Waterfront

Marbella boasts some truly spectacular beaches. If you are looking to live on the beach, all of Marbella’s beaches have something to recommend them. If you are looking for a quiet beach, then you should look towards Playa del Ancon on the Golden Mile. The Golden Mile is the stretch between Marbella Town Centre and Puerto Banus which is about 5 miles in length and along the golden mile are some of Marbella’s most beautiful beaches. If trendy beach clubs, restaurants and cafes are what you are looking for then either Puerto Banus beach or Real de Zaragoza Beach (East Marbella) which is home to Nikki beach are top choices for you.

Best for Quiet Reflection: Neuve Andalucía

Neuve Andalucía is a quiet primarily residential neighbourhood set just behind Puerto Banus and indeed part of the same development with stunning views towards the sea where you can escape the hustle and bustle of the adjacent Marbella and Puerto Banus. It tilts up towards the Sierra de Ronda mountains where you can seek out the tranquillity of nature. There are some beautiful and grand villas in the Neuve Andalucía neighbourhood. Prices start from around €800,000 with an average price of €2,452 per m2.

Best for Holiday Rentals: Puerto Banus

Puerto Banus, Golden Mile & Marbella’s Town Centre are the locations most desirable for tourists visiting the area. These neighbourhoods provide them with direct access to the range of amenities that they want. In general prices for holiday rentals in the Puerto Banus area are about 50% higher than in of Marbella Town Centre. That being said, the property prices are also higher! A one bedroom apartment in Puerto Banus will probably rent on a short-term basis for about €150 /200 € per night in high season (between July and August).
